I pride myself on being very responsive. I usually answer the phone immediately, but if I miss you, I will call you back within 30 minutes. Most of the time, I can be at your home within 24 to 48 hours to help you out. 


No. Unlike the giant corporations, I don’t believe in trapping people. I offer high-quality service without contracts or cancellation fees. You only stay with me because you like the results, not because a piece of paper says you have to.


My quarterly plan is all-inclusive for general residential pests. This includes ants, spiders, roaches, mice, rats, hornets, centipedes, silverfish, and fleas, and much more. I don’t believe in upcharging you for every different bug I find. The only things not covered in the general plan are specialized termite and mosquito services, unless you choose a plan that specifically includes them. 


My pricing is honest and transparent. For general pest control, I base the price on the square footage of your home. For termite treatments, I use linear footage to measure the actual perimeter being treated. This way, you pay a fair price for the exact amount of work and materials needed for your specific property, rather than a flat fee that might overcharge you. 


Yes. I am happy to come out to your home, take a look at the problem, and give you a professional opinion for free. 


Yes. I am specifically certified in Category 7-B for the identification and extermination of Wood Destroying Insects (WDI) in the state of Virginia. I am trained to handle a wide variety of wood-destroying insects and organisms, including:

Yes. If you are buying, selling or refinancing a home in Richmond VA, I can provide the official Wood Destroying Insect (WDI) reports or an NPMA-33 form required for real estate closings. These reports are $75 and I issue them in the same day. If you are a real estate agent in Richmond VA, I would love to have the opportunity to earn your business and your trust. Yes. I offer termite pre-treatments for new construction projects to ensure your new home is protected from the very beginning.


If you see pests return after a service, I will always come back out to take care of the problem at no extra charge. However, I usually recommend waiting about 14 days after a treatment before reaching back out. It is not realistic for products to work instantly; it takes a little time for the pests to come into contact with the treatment and for the life cycle to be broken. If you still see activity after those two weeks, just give me a call and I’ll be there. I stand behind my work and my goal is to keep your home bug-free. 


I use professional-grade products that are highly effective but I also mindful of your family and pets health. Since I have a 1 year old myself, I am very careful about what I use and how I use it in and around a home. I always follow the product label and implement an Integrated Pest Management (IPM) approach, which means I focus on finding the source of the problem and using the right amount of product in the right places, rather than just spraying chemicals everywhere. 


You will always know it is me. I drive a white 2025 Toyota Tundra that is clearly branded with my green Optimal Termite & Pest Control logo. I value your security and peace of mind, so I make sure I am easily identifiable if there is parking available. 


Yes. During the warmer months in Virginia, mosquitoes and ticks can make it hard to enjoy your yard. I offer specialized seasonal treatments using eco-friendly, botanical oil products from April to October. These products are EPA-exempt and plant-based. They have no setback restrictions near bodies of water and will not harm aquatic life or any beneficial insects. This makes them the perfect and only option for properties with ponds or those near the river. We can set these up as a standalone service or add them to your existing quarterly plan. Yes. One of the biggest complaints I see in reviews about other companies and posts on Nextdoor for example, is that they just spray or put out rodent bait without doing any "exclusion" work. That doesn't solve the problem; it just treats the symptoms. I am an expert, and I do things the right way.


I find the actual entry points, like gaps around pipes or cracks in your foundation and entry points behind stoves and other appliances. I use professional materials like steel wool and silicone caulk to seal those holes. Baiting for mice without sealing the gaps is a waste of your time—I focus on blocking their path so they can't get in to begin with. This proactive approach is a much better and more permanent way to protect your home.


No, I specialize in liquid soil treatments using Termidor HE. In my 14 years of experience, I have frequently found active termites on homes that already had bait stations installed.

Bait stations are often a "slow" solution—they don’t always handle an immediate infestation quickly. In those cases, a liquid spot treatment is usually required anyway. Liquid treatments are generally more affordable than baiting systems, both upfront and over time.

The biggest advantage of a liquid treatment is that the product binds directly to the soil to create a continuous protective barrier. Unlike bait systems, which lose their effectiveness the moment you stop paying for a monthly service, a Termidor HE treatment stays in the soil to protect your home 24/7.


Yes. I offer both traditional and all-natural, botanical oil-based treatments. Every product I use in your home is labeled with the "Caution" signal word, which is the lowest hazard level a product can have.

Because I am licensed through VDACS and certified in categories 7-A and 7-B, I have the training to apply these products precisely and safely. However, my first goal is always to use Integrated Pest Management (IPM). This means I look for ways to solve your pest problem without chemicals first—like sealing up entry points, removing food sources, or fixing moisture issues.

Whether you choose our botanical oils or our standard treatments, my priority is getting rid of the bugs while keeping your family, your pets, and the Richmond environment safe.


Yes. Optimal is fully licensed and insured through the Virginia Department of Agriculture and Consumer Services (VDACS). For your protection, our insurance coverage is significantly higher than the state’s minimum requirements.

Beyond just being licensed, I hold advanced Category 7-A (General Pest Control) and Category 7-B (Wood Destroying Insects) certifications. Most technicians at larger companies only hold a "Category 60" registration, which is the bare minimum allowed to apply products.

By holding these higher certifications, I have the expert training required to handle complex issues like termite treatments and wood-destroying insect reports that many basic technicians aren't qualified to manage on their own. Yes. I offer both one-time treatments and quarterly protection plans. While I am happy to help with a one-time issue, I usually recommend a quarterly service for long-term results.

The professional products I use are designed to stay effective for about 90 days under ideal conditions. However, here in Richmond, the high heat and heavy rain can break those products down faster. A quarterly plan ensures that I am returning to refresh that protective barrier before it wears off.

I use a professional-grade botanical oil blend that kills on contact and leaves a protective barrier.

However, I believe in being honest with my neighbors. Some properties don't have enough "treatment area" (like shade or bushes) for a spray to be effective. In those cases, a full treatment might not be the right move. That’s why an initial inspection is sometimes necessary. I’ll look for "conducive conditions"—like standing water or clogged gutters—and give you a straight answer on whether a treatment will actually get you the results you want.


Yes. Having worked for large seasonal mosquito companies in the past, I’ve seen how inexperienced or unlicensed workers can accidentally harm beneficial insects. As a certified expert, I know exactly how to protect your yard without hurting the bees.

I follow strict safety rules, such as never spraying in high winds to avoid "drift" into other areas. Even though my botanical products are all-natural, I still avoid spraying any budding or flowering plants, as well as fruit and vegetable gardens. This ensures that the bees and pollinators can continue their important work in our ecosystem while we keep the mosquitoes away from your living spaces.


You can enjoy your yard immediately. Since I use all-natural, botanical oils, there is no "wait time" required for safety. During the Richmond summer, these products dry almost instantly.

The only thing to keep in mind is the aroma. Because the treatment is made from oils like rosemary, lemongrass, and clove, there will be a strong, pleasant scent for a short time after I finish. If you or your family members are sensitive to strong smells, I recommend waiting about 30 minutes for the aroma to settle. After that, you are all set to get back outside.


No. Once the product has had about 30 minutes to dry, it is "rain-fast," meaning it binds to the surfaces and won't simply wash away in a normal rainstorm. However, if we get an unusually heavy downpour immediately after a service and you notice the pests are still active, just let me know. I will come back and retreat the area at no additional cost to you. My goal is to make sure the job is done right, regardless of the weather. 


Yes. I offer specialized one-time treatments for weddings, graduations, and backyard parties. I recommend scheduling the service 24 to 48 hours before your event. This gives the product time to dry and establish a solid barrier, ensuring your guests can focus on the celebration instead of swatting at mosquitoes. Since I use botanical oils, you won't have to worry about harsh chemical smells around your food or guests—just a light, fresh scent that settles quickly.
